We have been in the housing industry with 30 years of experience. Initially, we started with construction framing and renovations. Then evolved into building custom and spec homes. We have experience in single-family, duplex, multiplex and laneway homes.
We are licensed with BC Housing and insured by our home warranty provider Pacific Home Warranty. We also are insured for general liability. Located in Vancouver, BC.

Every project we build is energy efficient and conforms to the BC step code along with city step code provisions.
We only use qualified companies/tradesmen with credentials for all our projects.
Our experienced team consists of skilled tradespeople, project managers, and support staff who work together to ensure every project is completed on time, within budget, and to the highest standard. We build single-family homes, duplex/triplex homes and multi-family/ townhomes (4+ units).
We do renovations, laneway homes, and provide Project management.
We can provide garbage removal and weekly clean-up service.
We also do legalizing work and can give consultation if you are stuck with a stop work order.
We work with mortgage brokers and specialists who work with private lenders or big banks if help is needed to obtain financing for your project.
With Project management, you are involved with the whole process with us. We obtain quotes for you to approve and suppliers. We manage inspections and tradesmen/subcontractors to arrive on time. We also handle all paperwork and submissions with the city.
With Building, we handle the whole process outright. From start to finish, whatever your project is, it will be hassle and stress-free. When homeowner custom input is required, that’s when you'll be informed to select your choices or make custom changes.
To sign a contract on your choice of project management or us building
We call a land surveyor which usually takes 2-3 weeks. After that, we both sit down with our design team. Here you can select how you want your project to look and what exactly you want that’s allowed by the city. Once everything is drawn up, we send the plan to our engineer to make sure it conforms structurally. This process takes about 3-5 weeks. We hire other qualified professionals that are required for the building process during this time as well.
When everything is put together as a package, we submit it to city hall. This process takes anywhere from 3-6 months for a home or laneway. 6-12 months for larger projects such as duplex/triplex. For projects bigger than 4 units it can take 1-2 years.
When the plans are released, we are ready to start building the project. This process can take 9-14 months depending on the project and 1-2+ years for larger projects. 6-8 months for laneway homes.
During the construction process, we will notify you for selection of materials such as tiles, flooring, appliances and any custom elements that you would like to include.
After the whole process is done, we will have a walk-through on any deficiencies. Explain the 2-5-10 year warranty, and how to operate your new home systems such as heating, cooling, alarm, and security. Then we will hand you the key!
Home warranty is provided with any new construction build. It has been required since 1999 by BC housing.
2 years: Home warranty insurance on new homes includes a minimum of 2 years on labour and materials (some limits apply)
5 years: 5 years on the building envelope, including water penetration
10 years: 10 years on structure
The 2-year labour and materials coverage are broken down as follows: Any defect in materials and labour:
› 12 months on detached homes and on non-common property in strata units (includes fee simple homes)
› 15 months on common property of strata buildings Defects in materials and labour related to the delivery and distribution systems (electrical, plumbing, heating ventilation, air conditioning, etc.
> 24 months (about 2 years) for all buildings
